According to Rightmove's latest research, the average time a property currently stays on the market before selling is 92 days. So if you want to move before the end of the year, but haven't engaged an estate agent yet, it's essential to get your home valued and on the market as soon as possible.

Any sellers coming to market and hoping to move before Christmas needs to get their skates on, and making your property too compelling to resist is vital to tempt proceedable buyers.

Rightmove's research also highlights the importance of preparing a property for sale, especially dealing with aspects that can deter potential buyers – over half the respondents (54%) ranked dirty kitchens and bathrooms as their major turn-offs. Kerb appeal is critical too, with untidy front gardens and poorly presented exteriors deterring more than one in five (22%).

Sellers' homes will be competing hard against other properties this autumn – so if a property has tweaked a buyer's emotions enough to pay a visit, then the message is for sellers to get the Marigolds on. Dirt in the kitchen and bathroom is the number one off-putter – but ironically, a sparkling clean finish can cost less than many other aspects of a home makeover.
