Guide to selling

How much is your property worth?
You are welcome to call and discuss the sale of your house and book a valuation. There will be no pressure from us to proceed. An experienced Heywoods valuer will visit your property and discuss a realistic sales price that takes into account your timescales, the condition of the property and recent local sales.
Should you decide to go ahead, you can instruct Heywoods to put your property on the market. You will be assigned a Home Moving Consultant who will be your point of contact throughout the process and who will handle the sale for you.
We sell many houses following the death of the owner. This can be a sad and stressful time for the family so we aim to make the process as easy as possible. Probate is the process of dealing with someone’s money and property after they die. We are able to market a property during the process but the sale cannot be completed until you have received the Grant of Probate. We are very happy to discuss the process with you.
We know that this can be a difficult time so at Heywoods we can advise you on all aspects of selling property following a family break up and guide you along the process; our conveyancing team can also deal with the legal side of the sale for you.
Get the legal and financial aspects sorted
At this point, it is wise to engage a solicitor to do the conveyancing for you as it will save you time later. There will be forms to fill in and finances to discuss. Heywoods offers conveyancing services and can help you get the finances right with its specialist team of mortgage advisers.
Make sure your home looks its best
It’s a good idea to ask your Heywoods Home Moving Consultant whether there is anything that you can do to make your property more saleable. Perhaps the front door could do with a lick of paint, or the conservatory roof could do with a clean; perhaps it’s time to have a bit of a clear out so that potential buyers can imagine your house as their home. If you need expert help sprucing up your home, Heywoods' Handyman Service can find an approved local tradesperson for you.
Good photos sell houses so it’s worth spending time making sure your home is as clutter-free as possible. You might even consider putting any large, non-essential items into storage during the sales process.
Your Home Moving Consultant will arrange for photos and measurements to be taken so that a printed and online brochure can be compiled that shows your property off at its best. The addition of a floorplan is extra. You will see the brochure and agree its content before it is sent out to prospective buyers.
Your brochure will include your property’s EPC rating. Your Home Moving Consultant will arrange EPC ratings to be taken, if do not have one from a previous sale. An EPC (Energy Performance Certificate) rating is required when a property is built, sold or let. It contains information about your property’s energy use and costs and recommendations about how to reduce the energy use and save money. Your property will be given a rating based on such factors as loft insulation, double glazing, boiler age, efficiency, and more. Ratings range from A (most efficient) to G (least efficient) and are valid for ten years.
Finding buyers and handling viewings
Your property will be advertised and details will be sent to appropriate buyers on our books and follow-up calls will be made; we may put your property in our branch windows, it will go in our property newspaper, on property search websites including RightMove and Zoopla, on our own website and we feature properties on social media. Anyone can download the Heywoods app to their mobile or tablet - this can be used to browse properties, receive alerts on new properties to the market, and arrange viewings.
With your Home Moving Consultant, discuss how you would like to manage property viewings; do you want us to manage these (free as part of our fully inclusive service) or are you happy to show potential buyers round yourself? Your Home Moving Consultant will always call any potential buyers after a viewing and will pass any feedback on to you.
We make sure viewings of your property show it at its best. We give potential buyers the chance to ask questions, have a good look around, and we use our extensive local knowledge to ensure they buy the right property – this means buyers are more committed and armed with facts when they put in an offer.
Getting an offer
Once you get an offer on your property, we first ensure the potential buyer is in a position to see the sale through. This includes seeing an Agreement in Principle for a mortgage, checking the status of any sale of their own and finding out about any chain their sale may be involved in.
We will be very happy to discuss whether you should accept an offer. Your Home Moving Consultant can advise you on the situation, help you make decisions and mediate between you and the buyer until an agreement is reached.
The sales process
Your buyer will commission a survey of your property. Their mortgage lender will want the surveyor to confirm its value and the buyer will need to find out if there are any problems with the property. This bit can be nerve-wracking but rest assured that very few properties receive a spotless bill of health. Our buyers are advised to discuss any problems with their surveyor so that they can get an idea about the severity of any issue. You will not normally see the survey and if there are no significant issues you may not find out about its contents.
Your Heywoods Home Moving Consultant will deal with the sale of your property, and the purchase of any property, by liaising with your buyer, solicitor, mortgage broker and, if you are buying through another estate agent, your contact there. This ensures the sale progresses smoothly and gives you peace of mind. We want you to stay in touch and will let you know how the sale is progressing.

Exchange and completion
Once contracts are signed, dates are agreed for exchange and completion. Exchange happens when both sides’ solicitors agree by phone they can do so and is legally binding. Your solicitor inform all parties when contracts have been exchanged. It’s time to start packing and book the removals van.
Completion day arrives! This is when payment and legal transfer of the property is made, keys are released and you can move out. Your solicitor will deal with this and with all fee payments in liaison with your Heywoods Home Moving Consultant. We wish you every happiness in your new home.
